Once you have selected a property or properties that you are interested in you will need to arrange a viewing by calling the Solihull office in 0121 7882267 or the local rate number listed on the Rightmove website.
After viewing a property that you would like to proceed with you will be required to complete an application form. We don’t charge application fees to tenants looking to rent properties through Leyland Lettings, however we do have an extensive referencing process in order to assess the suitability of each applicant.
If interested in proceeding with an application we will ask for a Holding Deposit to secure the property (and prevent other people from applying for the same property) whilst your application is being processed.
The Holding Deposit is one weeks rent payable upfront and then refunded when you move into the property. We can use your holding monies towards your first months rent should you agree.
Please note that this holding deposit is none refundable in the following circumstances:
- Applicant decides not to proceed
- Applicant fails the right to rent checks
- Applicant provides false or misleading information
- Where the applicant fails to provide the required information within 15 days or the 'deadline of agreement'.
Once we receive the Holding Deposit the property will be held for you whilst we complete the referencing process. All being well we will receive the full referencing report back within a few days and draw up contracts.
Before the commencement of any Tenancy we will require:
- The First Months Rent
- The Security deposit of 5 weeks rent
OTHER FEES YOU MAY BE CHARGED DURING YOUR TENANCY INCLUDE
- Changes to the Tenancy Agreement requested £50 by the Tenant
- Payments associated with the early termination of the Tenancy when requested by the Tenant
- Payments in respect of utilities, communication services, TV License and Council Tax
- Charges for late payment of rent where the rent Charged at 3% above the Is more than 14 days overdue Bank of England base rate
- Replacement of a lost key / security device Up to £50
